The Benefits Of Early Phase Design-Build collaboration
Nestled between the metropolis of San Francisco and the booming Silicon Valley, is Redwood City’s newest multi-unit residential property. As part of a growing trend in the residential industry, Radius offers modern luxury amenities with the convenience of nearby mass transportation, making it an attractive option for commuting workers.
The design-build process began early in the phase of the development. Our team was brought on by BRE/Essex Property Trust to develop the property identity and develop the code signage and wayfinding program. This unique circumstance to collaborate early in the process allowed our partnering designers, Ross Luthin Creative, to identify new marketing opportunities that would maximize the property’s curb appeal while minimizing the back-and-forth submittal process between the city permitting office.
As a result, the solution included an elegant and illuminated design feature in a planter area in front of the building. Colorful, yet simple, blade signage was installed to attract vehicular traffic without creating a distracting facade of leasing banners as commonly seen on residential properties. On the inside, the leasing office welcomes you with an open lobby design as well as the Radius branding on the welcome mat and signage. Current tenants adopt a sense of pride and home through subtle branding while prospecting tenants appreciate the welcoming feel of the property thanks to a successful and close collaboration during the design process.
Word on the street is that we’ve created and installed a beautiful, comprehensive signage program. We modestly agree!
